Fact Finding Consultation
A Good Exclusive Tenant Representative requires a good listener of the Tenant’s needs. The more information/requirements provided by the Tenant, the narrower the search may become, which is to the best interest of the Tenant as it provides a more efficient process for both the Broker and Tenant.
Research of All Available Properties on the Market as well as Properties Becoming Available
Wouldn’t you want to know within a short period of absolutely everything available or even properties not yet on the market, that fit within your criteria. You then would know that you are getting the best property for the lowest price. We have the resources to obtain that information quicker and more economical than you trying to drive in circles day after day.
Signing Exclusive Representation (Must you ask why?)
The Landlord is represented by a Broker looking out for the best interest of the Landlord. Why shouldn’t you be? The commission will not be any less since the Listing Broker, in the case of you not being represented, will receive both sides of the transaction. In this instance, without Representation, the Listing Broker has done a much better job of negotiating since he is NOT negotiating against someone who is much more knowledgeable of the current Commercial real estate market.
Site Selection
A face-to-face meeting with the Client (you, as the Tenant) will consist of a Report Submission and possibly a preliminary tour via the internet, of all available properties as well as properties that may be available soon. By appointment, an actual tour will be conducted of the chosen properties that mostly resemble the Tenant’s needs and requirements for the business. The appointment is normally the same day.
Negotiation of the Lease
Do you have the time and expertise to research and really KNOW the Kansas City commercial real estate market or the current market effective leasing rates so you know what you should be negotiating? Also, We know Contracts… We read all different contracts from all different landlords. They basically all cover the same material, but we uncover those hidden fees and certain items that really need to be known up front before signing the contract.
After the signing of the lease and opening your doors, it doesn’t stop there. Most Brokers will think their job is done and that they have earned their commission. We will keep in touch so as if there is anything else of which you may need assistance for your business to succeed, we are here to help. A true Exclusive Tenant Representative is not only the Tenant’s Rep until the signing of the lease, but for the entire term of the lease.
